commercial first

For buildings that work every day.

In commercial real estate the roof shapes energy use, building uptime and predictable maintenance. We plan it around what happens underneath.

The building's job decides the roof

Two roofs of the same size, in the same city, can need completely different answers. A distribution center cares about keeping a 400,000 sq ft roof watertight over racking that cannot be moved. A shopping center cares about re-roofing while stores stay open and tenants stay happy. An office tower cares about terraces, visible roof lines and the people working under the crane. A plant cares about what comes out of its exhaust stacks.

That is why we plan by building type first and pick materials second. For each sector we look at:

  • What must never stop — deliveries, sales floors, production lines, occupied offices — and how to phase the work around it.
  • What the roof is exposed to — foot traffic, heavy equipment, grease, chemicals, heat, hail, snow drifts.
  • What the roof can earn or save — reflective surfaces that cut cooling load, space for solar, better insulation under a tear-off.
  • How it will be maintained — who goes on the roof, how often, and how that is recorded for the warranty.

Roofing by building type: common questions.

Does the type of building change which roof I should choose?

Yes. Operations under the roof, exposure to grease or chemicals, rooftop equipment, visibility and how long you plan to own the building all change the answer — often more than the climate does.

What roof is best for a food processing plant or a restaurant?

PVC or KEE membranes, which resist fats, oils and many chemicals that degrade TPO and EPDM. See industrial roofing and retail roofing.

Can a roof be replaced without shutting down the building?

In most cases. The work is phased into sections that are made watertight the same day and scheduled around docks, trading hours, occupied floors or production lines.

Which buildings benefit most from a cool roof?

Single-story buildings with a large roof and air-conditioned space below — warehouses, retail boxes, gyms, plants — especially in hot, sunny climates. See cool roofing.
