A roof that completes a high-performing envelope
Office roofs work harder than they used to. They carry mechanical penthouses and cooling towers, host amenity terraces and green roofs, hold solar arrays that help meet sustainability targets and, on low-rise campuses, form a visible part of the architecture. All of it sits over people who expect a quiet, dry, comfortable workplace — including while the roof is being replaced.
Systems that fit
- PVC or TPO membranes — for low-slope roofs, often fully adhered for a smooth, quiet, wind-resistant surface, and as the waterproofing layer under pavers and terraces.
- Standing seam metal — where the roof is seen: pitched campus buildings, canopies, feature roofs and screens.
- Integrated solar — for visible roof planes where a racked array would spoil the architecture, and for owners with published energy goals.
- Protected membrane and vegetated roofs — insulation and ballast, pavers or planting over the waterproofing, for terraces and amenity spaces.
Working over occupied floors
- Noise — loud work such as tear-off and fastening is scheduled early or after hours.
- Air quality — rooftop intakes are coordinated so adhesive and torch fumes never enter the building.
- Logistics — urban sites often mean crane permits, street closures and tight staging. We plan them with the property manager weeks ahead.
- Security and access — badged access, escorts and clean routes through lobbies and service areas.
Energy and certification
A re-roof is the cheapest moment to raise insulation to current code and choose a reflective surface — both reduce HVAC load in every floor below the top one. For buildings pursuing green building certifications or local performance ordinances, we document products, reflectance values and insulation levels for the submittal package.
Details on mechanical-heavy roofs
Penthouses, dunnage, pipe supports and cooling towers create dozens of details. Pipe supports that sit on the membrane without penetrating it, raised curbs for new insulation, and walkway routes to every unit keep the roof watertight after the mechanical trades have been through. Follow-up inspections belong in the building's maintenance plan.
Office roofing: common questions.
Can an office roof be replaced while the building is occupied?
Yes. Noisy work is scheduled out of hours, rooftop air intakes are coordinated to keep fumes out, and each section is dried in daily. Tenants usually notice little beyond the crane.
What roof goes under a rooftop terrace?
A robust membrane — often PVC, hot-applied rubberized asphalt or a fully adhered single-ply — in a protected assembly with insulation, drainage and pavers or planting above. Access for future repairs is designed in from the start.
Does a new roof help with green building certification?
It can contribute through roof reflectance, insulation levels, heat-island reduction and on-site renewable energy. We supply the product data and documentation needed for submittals.
Is standing seam metal suitable for office buildings?
For pitched and visible roofs, very much so: it lasts 40–60 years, carries solar without penetrations and gives the roof a clean architectural line.
